Copy of cadastral plan

A copy of a cadastral plan (cadastral plan outline) is a public document issued by the cadastre, which shows the position and shape of cadastral parcels. The representation includes, in addition to the parcel in question, neighboring cadastral parcels, or as wide an area as we need.

The copy of the plan shows for all cadastral plots:

  • cadastral plot boundary
  • cadastral plot number
  • buildings registered in the cadastre

In addition to these data, a copy of the plan may contain some others, e.g. lines showing cultural boundaries, house numbers of registered buildings, etc.

On each copy of the plan, the cadastral office that issued the copy, whose seal is located at the bottom, the cadastral municipality to which the shown parcels belong, the number of the detailed sheet and, of course, the scale, is indicated. In cities, we will most often come across the scale M 1:1000, but a common scale in Croatia is also 1:2880, and there are also 1:2500, 1:2904…

It is a common practice that a copy of the cadastral plan does not correspond to the situation on the ground. If you suspect that your plot is actually larger or has a different shape, you can hire a surveyor to determine the actual area and shape of your cadastral plot. If there is a building on your plot, but you have noticed that it is not shown on the copy of the cadastral plan, you should ask a surveyor to draw your building on the cadastral plan.
